1. Agreement
These Terms of Service ("Terms") are a contract between Core Residential LLC ("Core Residential," "we," "us") and the organization you represent and you individually. They govern use of the CoreBuildr product suite: CoreBuildr (project management), CoreTakeoff, CoreRequest, CoreRealtor, and Core Warranty (collectively, the "Services").
By creating an account, accepting these Terms in the product, starting a trial, subscribing, or using the Services, you agree to these Terms. If you do not agree, do not use the Services.
2. Access license
We grant you and users you legitimately invite a limited, non-exclusive, non-transferable, revocable license to access and use the Services for internal business purposes related to construction, property, or real-estate operations, subject to these Terms and your plan or role (including trial, complimentary, or free-tier access where offered).
The Services, including software, user interface, documentation, and our branding, remain our property or that of our licensors. No ownership of the platform is transferred to you.
3. Your content
You retain ownership of plans, photos, documents, messages, and other materials you upload or enter ("Customer Content").
You grant Core Residential a limited license to host, process, transmit, display, back up, and share Customer Content solely to provide the Services you request, including sharing with users you authorize and via public links you create.
You represent that you have the rights and permissions needed to upload, share, and process Customer Content, including third-party architectural, engineering, and supplier materials.
4. Accounts and sharing
You are responsible for accurate account information, safeguarding credentials, and actions taken under your account. Assign roles carefully; invited users may access project data according to permissions you grant.
Public share links allow recipients to view shared content without logging in. You are responsible for who receives links and for rotating or revoking links when access should end.
5. Acceptable use
You agree not to misuse the Services. For example, you will not:
- Use the Services for unlawful purposes or in violation of these Terms.
- Attempt unauthorized access, probe or scrape the Services outside provided export tools, redistribute the Services or substantial portions of our database, or reverse engineer except where applicable law allows.
- Upload malware, harass others, or infringe intellectual property or privacy rights.
6. AI and construction tools
Optional AI features (including takeoff extraction, inspection photo assist, and RFI drafting) send relevant text and images to our AI subprocessors under our agreements to produce drafts. Outputs are suggestions only.
You must independently verify quantities, estimates, schedules, code references, inspection results, pricing, and any decisions affecting safety, permits, or compliance with qualified professionals.
We do not guarantee permit approval, code compliance, accuracy of measurements, pricing, schedules, or project outcomes.
7. Subscriptions, trials, and billing
Paid features are offered on subscription plans billed in advance through Stripe. A payment method may be required to start a free trial where offered (for example a 7-day trial on CoreBuildr builder plans). After the trial, recurring charges continue until you cancel through the Stripe customer portal or other in-product billing controls we provide.
Plan limits (such as active jobs, storage, or archive retention) are described on the pricing page and in your account. Failure to pay may result in suspension or loss of access to paid features.
Prices may change with reasonable notice. Refunds are considered case-by-case; contact support@coreresidentialfl.com.
Separate products (builder, realtor, CoreRequest organization) may have separate subscriptions even when billed to the same Stripe customer profile.
8. Suspension, termination, and export
You may cancel subscriptions through billing settings. We may suspend or terminate access for material breach, non-payment, fraud, or risk to the platform, with notice when practicable.
Upon termination, your license to use the Services ends. Use in-product export features to retrieve Customer Content before closure when available. Some log or billing records may be retained as described in our Privacy Policy.
If we publish a new version of these Terms, we may ask authorized billing contacts to accept the updated Terms before starting new checkout. You may still manage or cancel billing in Stripe without accepting updated Terms.
9. Confidentiality
Each party may receive non-public information from the other. The receiving party will use reasonable care to protect it and use it only to perform under these Terms, except for information that is public, independently developed, or rightfully received from a third party without restriction.
10. Disclaimers and limitation of liability
THE SERVICES ARE PROVIDED "AS IS" AND "AS AVAILABLE." TO THE MAXIMUM EXTENT PERMITTED BY LAW, CORE RESIDENTIAL DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, CORE RESIDENTIAL WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR LOST PROFITS. OUR TOTAL LIABILITY FOR ANY CLAIM ARISING FROM THE SERVICES WILL NOT EXCEED THE FEES YOU PAID US FOR THE SERVICES IN THE TWELVE MONTHS BEFORE THE EVENT GIVING RISE TO THE CLAIM.
Some jurisdictions do not allow certain limitations; in those cases our liability is limited to the fullest extent permitted by law.
11. General
These Terms are the entire agreement between you and Core Residential regarding the Services and supersede prior agreements on the same subject for the Services.
If a provision is unenforceable, the remainder stays in effect. Our failure to enforce a provision is not a waiver.
You may not assign these Terms without our consent; we may assign them in connection with a merger or sale of assets.
